Pier and beam and homes on blocks

If your house sits on blocks or piers with a crawlspace, leveling is mostly adjustment work. A crew goes under the house, jacks the low beams and sets new shims on the existing supports. With no rotted wood and good access, that usually runs $1,500 to $4,000 for a typical home.

The price climbs when the crew finds problems: concrete pads that have sunk, cedar posts that have rotted, or beams that have sagged so long they need a new beam alongside them. With those repairs, $5,000 to $10,000 is common. Tight crawlspaces add labor time too.

Slab homes

A slab cannot be shimmed. To level one, the contractor installs piers under the settled section, then lifts the slab from the piers in small steps while watching a laser. Because the piers carry the cost, slab leveling is priced like slab repair: most jobs run $4,000 to $15,000, depending on pier count and method.

Small interior low spots without structural damage are sometimes raised with polyurethane foam injection. That is cheaper, but it is a fix for a void, not for a settled foundation beam.

What makes one quote higher than another

  • Crawlspace height. Under 18 inches means slow, hard work.
  • Wood condition. Rot and termite damage turn a shim job into a framing job.
  • Pier method on a slab. Steel costs more than pressed concrete but goes deeper.
  • How far the house has dropped. A 3 inch drop takes more lifting and more risk than a 1 inch drop.
  • Plumbing. Lifting can stress old cast iron drain lines. A plumbing test before and after protects you.

Why the lowest bid is not always the cheapest

Re-shimming a pier and beam house on the same sunken pads gets it level for a season. On Comal County clay, it will drift again after the next dry summer. A bid that includes new pads under the worst supports costs more today and less over ten years.

The same goes for slabs. A lift without piers under the full settled section tends to come back. Ask every bidder to mark their pier locations on a floor plan.

How often does a house need re-leveling?

A pier and beam house on clay may need a minor re-shim every few years, which is normal and usually inexpensive. A slab repaired with piers to stable depth should not need re-leveling for many years if drainage is fixed. Many warranties include adjustment, so ask what yours covers.

Questions homeowners ask

How long does leveling take?

A pier and beam re-shim is often one or two days. A slab repair with piers usually takes two to four days, depending on the pier count.

Can I stay in the house during leveling?

Usually yes. Expect noise, crews in the yard, and possibly some doors that need adjusting afterward.

Will leveling crack my walls?

Some new drywall cracks are common, especially on pier and beam homes. A careful, incremental lift keeps them minor. Plan cosmetic repairs a few weeks after the work.

Do I need a permit to level my house?

It depends on the city. Ask the contractor whether a permit is required and whether it is included in the price.
